Tribal Rentals-SRPMIC

The Salt River Pima-Maricopa Indian Community (SRPMIC) is excited to announce that we will be accepting applications from qualified Community Members for these new affordable rental housing options that are not income restricted.

  • Mesquite Trails Rentals: Eighteen (18) new apartment-style affordable rental units for SRPMIC members and their family. Eight (8) more units will be offered in late 2025 (estimate).
  • Lonely Cactus Expansion: Six (6) new apartment-style affordable rental units for senior and disabled SRPMIC members.

How do I apply?

Complete Tribal Rental Program Application: All adults applying to reside in the household must provide the following:

  • Completed and signed Tribal Rental Program Application and Release of Information Authorization.
  • Copy of Driver’s License or State ID
  • Copy of SRPMIC Tribal ID
  • Copy of Social Security Card
  • Copy of Birth Certificate and court orders/legal documents for guardianship/placement of minor children/dependents
  • Verification of Income Form(s), Verification of Student Status, and/or Other Verification Form(s) as required.

Background Check: All adults applying to reside in the household must sign and submit Authorization for Background Check.

Income Verification: Applicants and Co-Applicants must sign any necessary Verification Forms and provide the last two (2) months of income (i.e. pay stubs, quarterly statements, award letters, etc.)

Tenant Eligibility Criteria

1. Enrolled Community Member

18 years and older

2. Qualifying Income & Requirements

  • Qualifying income is your total gross annual income divided by twelve (12). Can be a combination of earned income and unearned income (i.e. wages, self-employment, Per Capita, Child Support, etc.)
  • Qualifying Income to Rent Ratio is the amount of gross income per month compared to the monthly rent. The qualifying ratio is 3 times the monthly rent

Examples:

      • Mesquite Trails monthly rent is $1,000.00
      • Applicant monthly income needs to be a minimum of $3,000
  • Applicant/Co-Applicant Qualifying Income: Qualifying income will be calculated only for the Applicant and Co-Applicants to determine eligibility

3. Household Composition

  • Application must list each person who will be residing in the rental unit. The number of people in your household is needed due to Community building code requirements.

No more than 4 persons per rental unit:

  • Adults:  Maximum of 2 per bedroom
  • Children: Maximum of 2 minors per bedroom

4. Background & Landlord Verification

  • A background check is required for all applicants and co-applicants
    • All applicants will be run through Sex Offender Registration and Notification Act (SORNA) registry
  • Current/Pending charges: Having any current or pending charges is not an automatic disqualifier
  • ONE STRIKE & LIFETIME PROHIBITION: These offenses will result in AUTOMATIC ineligibility:
    1. Sex Offender registration requirements
    2. Convicted of the manufacture of any type of illegal drugs
  • No credit Checks Required
  • Landlord verification/Previous Landlord Verifications: in lieu of credit checks, will require verifications from past residences to determine if rent was paid timely and whether or not there are other risk factors that should be considered

5. Automatic Disqualifiers

  • Required to Register as a Sex Offender
  • Convicted of the manufacture of any type of illegal drugs

Resident Duties & Responsibilities

1. Rent & Late Fees

  • Rent is due on the 1st of each month
  • Late Fee: A $50 late fee will be applied for any rent paid after the 1st day of the month
  • Rent Past Due:
    • Rent remaining past due after the 10th day of the month, may result in termination of the lease.
    • Rent not paid by the end of the month in which it’s due may result in automatic termination and Resident may be required to vacate the property within 5 days from notice

2. Deposits and Insurance

  • Applicants are highly encouraged to obtain renter’s insurance for their own personal belongings. Personal belonging are not covered by the Community in the event of loss.
  • If applicants choose to opt out of renter’s insurance a waiver will need to be signed to release any responsibility to the Salt River Pima-Maricopa Indian Community for any damages or loss of personal property that may occur

3. Maintenance, Work Orders, Damage & Fees

  • Work Orders:
    • Residents are required to report any work order items timely. Failure to report in timely manner applicant maybe required to pay for additional damages
  • Damages & Fees:
    • Residents will be responsible for any and all damages to the unit and any fees associated
    • Fees must be paid within 30 days from the billing notice
  • Delinquent Work Order & Damage Fees:
    • Residents with past due work order and/or damage fees for more than 60 days from the date of the billing notice. Extreme damages incurred without payment may be cause for termination of lease
  • Pets:
    • Pets must be kenneled and/or restrained when staff will be required to enter the unit for work orders, preventative maintenance, etc.
  • Preventative Maintenance:
    • With notice, the SRPMIC CTHP staff will enter the unit interior and/or exterior for preventative maintenance service

4. Resident Maintenance of the Unit Interior and Exterior

  • Interior:
    • Residents are required to maintain the unit and keep it clean at all times
  • Exterior:
    • Residents are responsible for maintaining the courtyard area and back patio yard space
    • Yard space should be kept from weeds, debris and trash at all times
  • Utilities:
    • Residents are required to ensure utilities to the unit are kept on at all times (SRP & Water)
    • If utilities are disconnected at the unit for more than 3 days, may result in lease termination or non-renewal of the lease

5. Occupancy and Abandonment

  • Tenant must notify property management whenever the resident household composition changes  or if an applicant or co-applicant will be away from the rental unit for more than 30 days

6. Alterations to the Unit

  • Residents are prohibited to making any alterations to the unit
  • Written request required in advance for: painting interior walls, tv wall mounted installation, planting flowers/shrubs, etc

7. Guests & Vistors

  • Resident Responsible for Guest/Visitor Actions: Residents are responsible for any activity or actions of their guests/visitors, to include but not limited to, damages, noise disturbances, etc.
  • Gang Affiliation: Any type of gang activity or affiliation will not be tolerated and will be cause for lease termination or non-renewal of lease. SRO-402-2012 Sec 6-7

8. Pets

  • Must ensure there are no ongoing noise complaints nor reported issues with the pet
  • Pets must be leashed or restrained outside at all times
  • Residents must pick up after pets inside/outside at all times
  • Failure to abide by the terms of the Pet Policy, may result in termination of the lease, removal of the pet, or non-renewal for continued occupancy

9. Prohibited Activities

  • Smoking/Vaping: Smoking or vaping of any type is prohibited from indoors and must be kept outdoors
  • Noise Disturbances: Residents are required to refrain from any activities that create a nuisance and/or noise disturbance to the surrounding area
  • Inoperable Vehicles: Residents are prohibited from storing any inoperable vehicles at the unit

  • Must submit a renewal application 90 calendar days prior to the lease expiration date

  • To add or remove a co-applicant, an Interim Application must be submitted
  • Application must be approved prior to the co-applicant residing in the home

What is Qualifying Income?

What is a Qualifying Income to Rent Ratio?

Qualifying Income to Rent Ratio is the amount of Gross Income per month compared to the Monthly Rent.  The standard ratio is 3 times.

What is the purpose of having a Qualifying Income to Rent Ratio?

To ensure a household can pay their monthly rent and have money left over for food/groceries, gas, utilities, car payments, etc.

Example: If monthly rent is $500.00.
Qualifying monthly income must be a minimum of $1,500 (total gross).
Qualifying annual income must be a minimum of $18,000 (total gross).

Example: If monthly rent is $1,000.
Qualifying monthly income must be a minimum of $3,000 (total gross).
Qualifying annual income must be a minimum of $36,000 (total gross).
